Beautiful rooms in a less than perfect location.
First of all, the taxi driver was unable to find this address for an hour. It's also about 12 km from district 1, the city centre.
The hotel itself had really lovely rooms with aircon, the room was clean with a fridge and the most comfortable bed. However there are not many places to eat here and not many people can speak any English, saying that I can't speak Vietnamese so I can't moan about that. The staff were kind but could also speak very limited English.
Overall a lovely hotel, in a not so great location, but thank you for having us and we enjoyed out stay. I would suggest district 1 for eateries, attractions and cheap guesthouses if you're travelling.

We chose this hotel because they have the check in at any time. We arrived at 10.30pm and at the reception were told (with google translator) that they do it only until 10pm and they will move us to a different hotel nearby. When we got there the third bed wasn’t ready so we had to ask the receptionist who didn’t speak any English to bring the bedding. Then we noticed there was no toilet paper which we had to ask for as well. We found many long black hair there and used body wash sachet in the shower which only confirmed that the room wasn’t properly cleaned. If you need something cheap for a few hours and don’t mind the poor cleaning you’re fine.

Be prepared for a long walk to even the nearest bus stop, no amenities, poor wifi and a fair bit of isolation.
Straight off of the bat, the reason that my partner and I stayed here was because I had been working in the area (the Korean Industrial district - as fun as it sounds) and the hour and a half long commute, without wanting to hire a scooter or pay the 200K+ taxi ride to the city centre was just not tenable for more than a day or two. This is not a tourist hotel, as there is nothing for about for a 8km vicinity that any visitors would really want to do. We became quite adept at getting the local buses to travel into District 1 (5 or 6000vnd so absolutely worth it if you are on a budget, look for the number 2 from Hai Giang) which are airconditioned and regular, but the hotel is still a good 25 minute walk before you will get to your required stop.
You are really not expected to be here as a westerner either so be prepared for the usual long stares and whispered comments as you walk past, not just out on the streets but somewhat surprisingly also from the gathered cabal of dudes that often lounge in the hotel lobby too. That said the guy in reception was always friendly as we entered but speaks almost no English, only a problem when we had to ask for the toilet paper that was missing on checking into our rather damp and dim room that smelt immediately of cigarette smoke. The main problems stemmed the almost non functioning wifi and from the complete lack of housekeeping, and not once was our room maintained or tidied when we went out, no toiletries were restocked and sheets never changed. We also had to ask for towels and as mentioned the toilet paper was also an issue. Even the gecko that we were sharing our room with, checked out before us after a couple of days.
We did however, hear the cleaners so we know that they existed! Every morning we were in, they would clash and clatter their way up and down the halls being incredibly noisy, slamming doors and producing particularly nasty coughing and throat clearing as they went. Whether the local guest felt the same way about such intrusive dins will never be clear as most of the other guests were even louder, drunk from the festivities of the Reunification Holiday and smashing their way up and down the halls in the early hours, sometimes to be sick outside our door. What absolute fun! Picked the place as it looked to be in a quiet part of town (that much at least was true) but maybe we should have been a little more savvy about the time of year and the isolation that comes from this as there is not even any Circle K or other mart stores about for supplies, fine if you want to gather some bits from the (VERY) local storefronts in the area but for anyone unprepared or visiting HCMC for the first time I'm sure that this could be really intimidating.
One last tip... the map location on both TA and Agoda is somewhat wrong, and while you will find it on the correct road (So30) it is much nearer the beginning of the main road entrance than is shown. Don't panic! just follow the street back down and you will find the place. Or you could drive straight past and find a nicer place nearer the city... Your call.

Seul intérêt proche de la gare de bus de mien tay
Chambre assez sale. Couverture tachée : sang ou autre... des cafards...etc.
Poil dans le lavabo. Odeur nauséabonde, pas de fenêtre. Le tout pour un prix assez élevé comparé aux services des autres hôtels.
Leur seul avantage : la proximité avec la gare de bus de mien tay.
Ok pour une nuit si vous arrivez tard et avec un sac de couchage.
